Grit Bins and Black Ice

With an expected cold snap approaching, it is timely that we publish this street-plan with an X indicating the location of our ten grit bins on Brooklands.


Unfortunately, a few of our grit bins 'chain-connected' shovels have been stolen, so please take a bucket and appropriately-sized implement with you to collect grit.


The grit bins are numbered, so if the level of grit is low please send an email to contact@brooklandsgainsborough.uk - listing the bin number with a request for it to be topped up.


* Beware of Paved Areas *

Over the last two winters we have seen a number of incidents relating to black ice on the paved areas of our estate. In the most serious, a car slid into the front room of a property on Pinter Lane in 2020 and last year, a vehicle was written off in Brewster 'Square'. Both incidents occurred on paved areas.

Please watch this video showing the perils of black ice and take extreme care when driving on our paved areas. You can clearly hear the sound of this car fighting to gain traction on what appears only to be a wet surface, but was ice.

Your Brooklands directors are awaiting a visit from Lincolnshire County Council to discuss ways to mitigate the associated risks and we will post the outcome of their report here.


We ask residents not to park their vehicles on our paved areas, within 10 meters (32ft) of any corner, nor on our estate footpaths. Not only do you cause an inconvenience and risk damage to your own and your neighbours vehicles, you also risk the reduced or non-payment of any subsequent insurance claim due to breaking highway code parking rules.

Brooklands paved areas are designed with a lowered kerb to give improved access to wheelchair users and powered mobility vehicles. The upper entrance of the Brewster square paving area is also the location of a principal fire hydrant on the estate.


Therefore, parking here specifically contravenes the Rule 243 of the highway code and may result in a fixed penalty notice [FPN] - specifically for parking:

  • opposite or within 10 metres (32 feet) of a junction, except in an authorised parking space

  • where the kerb has been lowered to help wheelchair users and powered mobility vehicles

  • anywhere you would prevent access for Emergency Services

An update to the UK government’s Highway Code was officially published on 29 January 2022. A FPN for parking can be issued by the police, local council or the Driver and Vehicle Standards Agency (DVSA).

May we politely remind residents once again that our Brooklands Deed of Lease does not permit footpath parking. In addition, Rule 244 of the highway code clearly states that you should not park partially or wholly on the pavement unless signs permit it. Parking on the pavement can obstruct and seriously inconvenience pedestrians, people in wheelchairs or with visual impairments and people with prams or pushchairs.

Please be considerate when parking.
